This type of commercial business activity from a residence is described in Section 10-1.201 of the Millbrae City Code as a Home Occupation use.

    Because residential areas are designated for peaceful home life type atmosphere and commercial activities create noise, parking and traffic problems, Home Occupations are subject to the following conditions:

    1. No advertising signs. 2. No displays. 3. No stock or commodity stored or sold on the premises. 4. No customers. 5. No parking or business vehicles other than a private vehicle used by the dwelling occupant for transportation to and from work. No parking of employees or customers vehicles. 6. No mechanical or electrical equipment designed to be used in connection with a business use other than that normally found in a home that is necessary or convenient for domestic purposes.     I write to bring to your attention the longstanding concern shared by myself and fellow residents regarding the deteriorating condition of Hawthorne Way. Over the past seven years, we have consistently expressed the urgent need for the repavement of the street of Hawthorne Way.

    It has come to our attention that the city, in collaboration with PG&E funding, has chosen to pave only the westbound side of the street. However, it is concerning that the city is unwilling to allocate funds for the other side of the street (eastbound side), even when presented with the opportunity to benefit from a discounted rate for simultaneous paving.

    This decision to pave only one side poses a significant risk for car accidents, as drivers are prone to concentrate on the paved section while driving. I have already observed multiple drivers gravitate towards the paved section even if it means driving against oncoming traffic. Compounding the issue are Mills High School students who drive at high speeds, up to 40 to 50 mph on Hawthorne Way, along with the curvature of the road. Additionally, numerous potholes further contribute to the perilous state of the street.

    In light of these pressing concerns, I implore the City of Millbrae to repave the neglected side of Hawthorne Way. Addressing this matter comprehensively is not only a matter of safety but also a testament to our commitment to fostering a secure and well-maintained community.

    I appreciate your attention to this matter and trust that the city will take the necessary steps to rectify the current situation promptly.

    Larkspur and Ridgewood through Lomita and Ridgewood. Traffic regularly travelling above the speed limit. Traffic failing to yield or stop for pedestrians. Traffic failing to stop at stop signs. Traffic failing to yield at corners merging onto Ridgewood (Traffic from Meadows "caravaning around Mosswood Ln. or Banbury Ln corners onto Ridgewood and from Ridgewood onto Larkspur). Traffic speeding around stopped traffic (cars pulling into their driveways) into oncoming traffic or pedestrians crossing the street. Traffic speeding around blind curves into oncoming traffic or bicyclists. Peak hours: Early morning, Meadows School arrival and departure and late afternoon traffic (est 5:00 pm). Desired recommendations to address issue include speed bumps at key locations on Ridgewood forcing traffic to move at the speed of 25 mph.
